Over the years Mongolian Properties has moved from a standard real estate agency to a Real Estate Developer. This move was in many respects forced upon the agency as it found itself in such dire need of properties to rent and sale to its ever increasing client base. The first development work done by Mongolian Properties was with The Circus Residence; a 12 floor high residential tower in the centre of the city. Mongolian Properties came into the project while it was under construction and took over the management of the project, injected some financing and redesigned the interior layouts as well as improve general quality standards in the building.
The Circus Residence was an immediate success, all the apartments were very quickly sold and the building was entirely pre-let before completion of the construction. The building is currently one of the most popular residential locations in the city with demand for its apartments quite high.
The Park View Residence followed The Circus Residence. Again location was the key, 30 seconds away from Sukhbaatar Square, behind the National Library and next to the most popular Restaurant in the city it was a winning combination. Mongolian Properties partnered up with Coyote Construction and built the Park View Residence in 2005/6. It is regarded today as one of the most desirable apartment building. While the exterior of the building is fairly unimaginative the interiors feature large open plan kitchens and living rooms, bedrooms with en-suite bathrooms and modern fittings and layouts throughout. The building is currently occupied by mining executives, embassy staff and head of NGO organizations.
From the strength of its previous successes, Mongolian Properties has hired new Korean Architects as well as a star American Interior Designer to design and built the Regency Residence. A large scale, super-luxury building, in the heart of Ulaanbaatar’s Embassy district. The Regency Residence features nearly a 100 apartments and penthouses over 15 floors making it the tallest residential building in Ulaanbaatar. It has a number of unique features such as a large lobby, shops and a restaurant on the ground floor, offices and a large spa centre on the second floor as well as a Montessori School and a set of serviced apartments within the building. The Regency Residence sold out within one year of launch and is currently under construction.
Following the Regency Residence comes The Temple Residence, located next to the Park View Residence, it will feature 16 luxury apartments, some of which duplex apartments (unique in UB), all the apartments will have floor to ceiling windows (also unique in UB) and a great location. It goes without saying that The Temple Residence will also provide unrivaled luxury to its residents.
Plans are currently afoot for two further large scale developments, The Olympic Residence and the Park Plaza, both are located near the Park and are between 23,000 and 50,000sqms in size. More details about both of those developments can be found on the Mongolian Properties website but please note that all plans are provisional and not yet definitive.
